Austin: Plans for 400-Acre EastVillage Mixed-Use Project Proceed

Austin (Travis County)–A New York company is going forward with plans to build out, in phases,400-acre mixed-use development across from the Samsung campus.

Reger Holdings, based in West Seneca, New York, envisions EastVillage ATX as an urban town center featuring residential, restaurant, retail, office and hotel uses on an undeveloped tract at 3500 E. Parmer Lane in the Tech Ridge area. Preliminary plans call for:

  • 150,000 square feet of retail
    20,000 square feet of restaurant space
    282,000 square feet of office space
    150-guest room hotel
    120-guest room hotel
    A suites hotel
    30,000 square feet of grocery space
    32,000-square-foot theater site
    2,200 multifamily units across 7 residential communities
    Amphitheater
    2 active-adult communities
    450 single-family units
    150 acres of parkland
    1.5-acre village green
    5-plus miles of biking/hiking trails
    20,000-square-foot amenity pond

The Austin Zoning and Platting Commission on April 21 recommended approval of a final plat for an initial 25.3 acres of development. One filed preliminary site plan shows:

  • 1-story, 7,168-square-foot restaurant building
    1-story, 5,331-square-foot retail shell building
    6-story, 24,059-square-foot hotel
    4-story, 68,601-square-foot multifamily residential building
    1-story, 6,360-square-foot restaurant building
    2-story, 8,211-square-foot retail shell building
    1-story, 6,216-square-foot restaurant building
    2-story, 8,213-square-foot retail shell building
    2-story, 8,136-square-foot restaurant building
    1-story, 8,990-square-foot retail shell building
    1-story, 7,950-square-foot restaurant building
    4-story, 87,510-square-foot residential/mixed-use building
    2-story, 15,447-square-foot restaurant building

The site plan also shows new internal streets, including a circular road, Innovar Circle, surrounding EastVillage. Samsung Boulevard forms the main entrance to EastVillage.

The project site also contains a part of Yager Lane, a west-east road. There also will be driveways, surface and structured parking, and infrastructure improvements on the property.

Cedar Park-based LJA Engineering is the civil engineer for the overall project. There is no estimated construction costs, schedule or delivery method.

There’s a separate project team for the amenity pond, which will be located off the Harris Branch tributary.

The pond area will be developed by Karlin McCallen Pass LLC of Los Angeles, designed by Austin firm STG, and engineered by Austin-based Landdev Consulting LLC. TBG of Austin will be the landscape architect.
