Austin: Northeast Condominium Project Awaits City Approval

Austin (Travis County) — A condominium development will go up in northeast Austin, now that the developer received rezoning approval from the Zoning and Platting Commission at their Tuesday meeting.
The project, known as The Villas at Pioneer Hill South Side and The Villas at Pioneer Hill North Side, will incorporate two tracts of land.
The rezoning tracts (9.882 acres) are undeveloped and located at the intersection of Dessau Road and Arborside Drive.
The tract on the south portion (6.685 acres) of the project has a physical address of 10017-1/2 Dessau Road and the tract on the north side of the project has an address of 1500-1/2 Arborside Drive (3.197 acres).
Both tracts were rezoned from general retail conditional overlay (GR-CO) to multifamily medium density conditional overlay (MF-3-CO).
The conditional overlay (CO) will preserve the requirement that the properties comply with the Traffic Impact Analysis (TIA) that was previously approved for the area, according to commission documents.
Terry Reynolds, project coordinator with the Austin office of Pape-Dawson Engineers, stated that the request to rezone the properties to MF-3 will allow the home builder, Continental Homes of Texas, to develop these properties, along with the existing MF-3-CO to the north, with three-and four-bedroom townhouse/condominium units.
Under the city’s current watershed regulations, development for this site is subject to 60% impervious cover limit and parkland dedication will be required for the site.
