Austin: Local Real Estate Company Proposing 290-Unit Development in South Austin

Austin (Travis County) — A local real estate company agreed to postpone a decision on its zoning request for a multifamily development in order to meet with a neighborhood committee during Tuesday’s meeting of Zoning and Platting Commission.

The project site known as Wayfinder Multifamily Development is 8.87 acres consisting of four platted lots. There is currently a flag and flagpole retail store, single family residence and numerous heritage trees on site.

Located at 8401 South 1st Street in South Austin, the lot has frontage on South 1st Street and access to the terminus of Orr Drive. 

Wayfinder Real Estate, the developer, wishes to convert the property from neighborhood commercial-mixed-use (LR-MU) to multi-family-conditional overlay (M-4-CO) zoning in order to develop 290-units.

Commission staff is recommending the rezoning of the property.  

The conditional overlay would apply for the following development standards: 

  • A height maximum of 50 feet and four stories; 
  • A maximum of 290 units; 
  • A minimum 45-foot wide dwelling unit setback along the north and east property lines adjacent to single family residences; 
  • A six-foot high solid fence along the north and east property lines; 
  • An eight-foot wide vegetative buffer will be provided and maintained along the north and east property lines and limit access to Orr Drive to only bicycle, pedestrian, and emergency ingress and egress.

The MF-4 zoning allows a maximum impervious cover of 70%, along with parkland dedication at the time of site plan submission.

A conceptual site plan by the Austin-office of Kimley-Horn shows seven multi-story buildings, a pool and a clubhouse with amenities.

Buildings 1-4 will be two and three stories. Buildings 5-6 will be four stories. Building 7 will be three and four stories.
