Austin (Travis County) — A Texas-based developer and a Houston real estate firm have begun the process of redeveloping the Brodie Oaks shopping center in South Austin.
Barshop & Oles, manager of the shopping center, is partnering with the Houston investment firm Lionstone Investments on the redevelopment.
In March, City Council received a briefing on the project from Rebecca Leonard of the local architectural firm Lionheart Places, who said they planned to redevelop the retail area into a mixed-use planned unit development (PUD).
Brodie Oaks is a 322,690 square foot regional community shopping center and office complex located on more than 38 acres at the northeast corner of Capital of Texas Highway (Loop 360) and South Lamar Boulevard.
Leonard said that the PUD would include 1,500 residential units, 1.1 million square feet of office space, 448 hotel rooms and 110,000 square feet of retail and 30,000 square feet of restaurant space.
Jerry Rusthoven, assistant director of the Housing and Planning Department, told the City Council that Barshop & Oles must present an assessment of the PUD to the city and staff before they may file a PUD application.
A major benefit of the PUD, as proposed, would be a reduction of impervious cover from 84% to 54%.
Barshop & Oles told The Austin American Statesman that the project cost would exceed $1 billion.
Community Impact recently reported that Barshop & Oles recently filed an application for the PUD with an updated scope of work that included 1.26 million square feet of office space, 110,000 square feet of retail space, 30,000 square feet of restaurant space, 1,700 residential units and 200 hotel rooms.
The redevelopment of the shopping center is expected to commence in 2024 and take 10-15 years to construct.
The design team includes the Austin firm Lionheart, San Antonio based Overland Partners, LJA Engineering, DPZ CoDesign, Nelson/Nygaard Consulting Associates and BOE Consulting Services.
