Austin: City Seeks CMAR for $11.1 Million Pool Renovation Project

Austin (Travis County) — A Construction Manager at Risk will be involved in the renovation and replacement of existing pool facilities at the Montopolis Neighborhood Park and Beverly S. Sheffield Northwest District Park, based on a resolution passed last week by the City Council.

Replacement of the Montopolis Neighborhood Park and Northwest District Park pools were identified in the city’s aquatics vision plan, which was adopted in 2018. 

The plan calls for the pool at Northwest District Park to be upgraded and expanded to serve as a regional 50 meter aquatic center, replacing the main pool tank, but maintaining its general configuration, adding a slide and wall to the main pool, replacing the wading pool with a more family-oriented activity with interactive water play features and replacing the pool deck and filtration system.

Site recommendations also call for a new driveway and installation of a storm water system and detention pond, along with expanding the ticket counter by 300 square feet.

Major renovation of the existing facility will include gutting all fixtures and furnishings, renovating the restrooms and adding a roof to the existing open dressing areas.

A new building will be constructed for training/party functions, concessions, office and ADA and family restrooms.

The masterplan calls for the pool at Montopolis Neighborhood Park to be replaced with the city’s model community pool, along with the filtration system, pool deck and fence.

Site recommendations call for expanding the parking lot by a minimum of 50 spaces, providing pedestrian and bicycle access, providing new utility connections and installing a storm water system and detention pond.

The plan also calls for minor refurbishment of the existing building, along with water service recommendations.     

The estimated construction budget will be $4.1 million for the Montopolis Neighborhood Park Pool and $7 million for the Northwest District Park Pool, for a total of $11.1 million.

The city expects construction to begin in January 2023 and be completed by April 2025.

A CMAR firm will be selected by a city-staffed evaluation panel that will evaluate and score proposals based on published evaluation criteria to determine the highest ranked proposer, along with providing the best value to the city for pre-construction and construction services for the project, according to documents submitted to council.

Minority-owned and woman-owned business enterprise participation goals will be established prior to the issuance of a CMAR by the city.
