Austin: California Developer Looking to Develop 275-Unit Apartment Complex Near Tesla Site

Austin (Travis County) — A California developer received a resolution of no objection for their proposal for a 275-unit apartment complex, during the Travis County Commissioner’s Court Tuesday meeting.
The undeveloped property (9.95-acres), Decker Lake Apartments, is located at 6200 Blue Bluff Road, just south of Decker Lake Road between J.M. Holloway Lane and Blue Bluff Road, within the two-mile extraterritorial jurisdiction of the City of Austin.
Agoura Hills, California developer AMTEX Multi-Housing LLC, in partnership with the Travis County Housing Finance Corporation, submitted a request to the Community Development Block Grant office for a Fair Housing Review in order to receive a resolution of no objection for a 4% low income housing tax credit allocation.
AMTEX Multi-Housing LLC will now submit an application to the Texas Department of Housing and Community Affairs.
Tesla’s 2,100-acre facility site in Travis County is five miles from the proposed development and commissioners were given a report that many of the occupants of the development could be future employees at Tesla’s facility. VBX reported on the ongoing Tesla factory itinerary in October.
The unit mix proposed consists of 54 one-bedroom/one bath units (19% of the units ) at 744 square feet; 118 two-bedroom/two bath units (43% of the units) at 887 square feet; and 105 three-bedroom/two bath units (38% of the units) at 1,080 square feet.
Five percent of the units (14) will be available at less than 30% of the median family income and 95% of the units (261) at 60% of the median family income, according to documents submitted to commissioners. Two of the units are designated for managers of the property.
Construction is expected to start in the spring of 2022 and be completed by spring 2024, with leasing taking place throughout 2024, according to Blake Hopkins, director of development for AMTEX Multi-Housing LLC.
The Addison based firm HEDK Architects submitted a site plan with the following specs:
59.9% impervious coverage (260,000 SF)
471 parking spaces
Four apartment buildings
A leasing/club office
Two secondary access points
A BBQ green area
The Austin office of Kimley-Horn rounded out the project team. The Longview based company Pretty, Pretty Good LLC owns the land.
AMTEX Multi-Housing LLC has developed the following properties in Texas: Villages at Cypress in Houston; Avondale Apartments, Harmon Senior Villas, Campus Apartments and Alton Park Apartments in Fort Worth, Parkdale Villas in Denison; McKinney Falls Apartments in Austin, Florence at the Harbor Apartments in Rockwall and Lavon Senior Villas in Garland.
