Austin: 272-Unit Apartment Complex Proposed for Southeast Side

Austin (Travis County)–The city is reviewing a Connecticut developer’s request to rezone 8.8 acres of land off East Ben White Boulevard to accommodate a 272-unit apartment building.
2910 South 1st Street, LLC, attached to the Richman Group of Companies, has asked for a rezoning and a future land use change for 12 contiguous lots that sit between the 6000 and 6100 blocks of East Ben White, the 6100 and 6200 blocks of Daffodil Drive, and the 3200 block of Montopolis Drive.
The developer requested changing the land use designation from commercial to mixed use, and adding mixed use to the existing base zoning of commercial services.
The Austin Planning Commission voted Sept. 10 to approve changing the land use designation on consent agenda.

According to Leah Bojo of the Drenner Group, representing the developer, the yet-unnamed apartment complex will contain 156 one-bedroom units, 92 two-bedroom units, and 24 efficiencies.
There will be 442 parking spaces. Tenants and visitors will be able to access the community via Ben White and Montopolis.
No other information about the construction schedule or cost is available.
The Richman Group and its affiliates have developed more than 23,000 multifamily residential units, across 150 developments, around the country.
Richman does build some of its own products, although it is unclear what type of construction delivery method the developer will use with the East Ben White project.
The company’s portfolio includes high-end communities, such as Parc at White Rock in Dallas, and affordable developments mainly on the East Coast.
The underdeveloped property lies along the southern edge of Ben White and is immediately surrounded by existing development, including a Super 8 by Wyndham Austin, a Jack in the Box, a Circle K store, and manufactured homes sales site, and residential and office uses.
