New Cromwell at Plum Creek Apartments

Kyle, TX (Hays Co.)

Work will consist of the new construction of 263 rental apartments. The apartments are contained in two 3 story and two 4 story buildings all of type V-A Construction with slab on grade. Each apartment building has one 2-hour firewall to separate each into two building areas for code compliance. The total market net living area of the apartments is 221,749 sf averaging 843.15 sf per unit. The apartment building gross area is roughly 316,413 sf. The buildings will consist of stone masonry, cementitious siding and panel, wood floor and roof trussing, TPO roofing, composition shingle roofing, roof drainage (gutters and downspouts), windows, hardware, drywall, insulation, and interior finishes. Project also includes certain items of equipment including plumbing, HVAC, electrical systems, lighting, communication-alarm-signal systems and sprinkler systems.

Also, there will be a leasing area, club and fitness area, as well as 4 covered outdoor amenity areas and 1 4th floor conditioned gathering amenity area in Building #3. The rental apartment buildings will contain storage units, open breezeways, open stairs and two-4 landing elevators as well as numerous Type V-B non-sprinkled U occupancy buildings with private garages as well as metal carport structures as defined on the site plan (A1.1), civil and landscape drawings.

Additionally, there will be landscaping and a single pool as defined by landscape including soft scape, hardscape, fencing and other site amenities including dog parks, covered bicycle storage, outdoor grills, signage, flag pole and other site work; street paving, concrete curbs and flatwork as well as various civil specialties such as catch basins, drainage structures, retaining walls, and stormwater control. All services to the building will include sanitary, electrical, data and domestic/fire water as outlined in the drawings.
